Can I reclaim your maintenance fees as a Tax benefit ? - Yes you can
reclaim our fees against your rental income for maintenance and repairs, but
not improvements.
Can I also reclaim your management fee against Tax relief ? - Yes our
management fees are also an allowable expense against rental income.
Why do you charge so little for management fees ? - We make a small
profit and we are not looking to be a huge Corporate, so it makes better
business sense not to over charge our clients and get word of mouth recommendations to expand our
business. Just one emergency call out fee from an independent plumber could cost more
than we charge for a whole month!
What do the management fees cover ? - The management fee covers 24 hr 7
day access to our skilled professionals, i.e. plumbing, electrics, cleaning, gardening, laundry etc
and undertaking rental sales enquiries, booking, marketing, processing of rental
agreements, collection of rent, monthly accounts and key holding.
Why are the welcome packs charged at cost ? - Like everything we do we
only charge for our time. We use an online delivery service that usually ties
in with the cleaning of the property and all we need to do is accept the
goods. The supermarket makes the delivery charge.
Why provide 3 sets of laundry per bed? - Landlords who choose to
provide laundry must provide at least a minimum of three sets per bed as one
set is always on the bed, one in the wash and another for spare. Although most
rentals are weekly, there may be sometimes when a quicker turnaround is
required and so the spare set comes into effect. We have our own stock of
emergency linen to cover any unforeseen situations. We strongly advise the use
of good mattress covers.
Towels not included? - The majority of renters like to provide their
own bath towels and tea towels for personal hygiene reasons so there is also
no confusion at the end of the let of mistaken removal.
Do you charge a call out fee ? - NO. Callout fees are included in the
standard management fee. We include 1 key holding or 1 alarm activation
response per month so if the guest arrives at the property without a key we
will attend likewise in the unlikely event of attempted break in we will
ensure that the property is re-secured. Fees outside of these circumstances
are charged at travel time rates from our offices back to our offices.
Can I have my windows cleaned sooner than every 8 weeks ? - The amount
of dirt and dust takes different times to build up in different areas
dependant on things like prevailing winds and local variations. 8 weeks
is an average but we can increase the frequency or delay for longer, which
ever is better suited to the individual surroundings.
What is your affiliate program ? -
We run an affiliate program for independent letting agencies to provide
maintenance cover at discounted rates for their current client base. Affiliate
rates are dependant upon how many properties are maintained and discounts are
then applied proportionately.
Why do you not carry out major works ? - It actually depends on our work
load and time constraints as to whether we will actually undertake the major
works ourselves as we will not usually compromise the rest of our client base.
If say our plasterer is not busy doing other jobs that he is skilled in then
we will release him to carry out major works.
Why do I get charged 3% for card payments from my rentals ? - The
charges are levied by the online bank so thats is how they charge to use their
facility per transaction. For more information contact our Support.
What is the major cost in servicing the emergency kit ? - In a word the
batteries! Batteries for the torch are not cheap and we only use long lasting
branded ones. Candles dont need replacement but the safety matches do. First
Aid Kit will be as used but usually fully replaced every 5 years as
manufacturer recommendation.
What is FENSA? - The Fenestration Self Assessment scheme has been set
up by the Glass & Glazing Federation (GGF) with government approval from April
2002 for registered installers to self certify replacement doors and window
installations instead of applying for local authority permission. This also
ensures new thermal performance values are met against building regulations to
save energy. ![]()
Why do you recommend the use of keypads? -
Where it is possible, we suggest installing key pads in place of normal door
locks. There are several advantages to using keyless door entry systems as
they are very secure, the keys dont get lost in the post and the new renters
cannot gain access until we have cleaned the property and changed the weekly
door and alarm codes. The pads have a key override so you dont have to know
what the current code is set to for owners use.
What
is a key safe? - Where it is not possible to install a key pad entry, we
can install a small push button key safe somewhere on the property that holds
up to 5 Yale / Union type keys. The keysafe we normally use is fully weather
proofed and can be
attached to the tamper circuit of the property alarm system
programmed with any combination code. The keys are always on the property and
do not need to be posted out for every booking.
